A manufactured or modular home like any other home purchase may be the largest single
investment a family makes in a lifetime.  So, here is a checklist to help you
organize your search:

What size of home do you need? 
Manufactured and modular homes generally range from 900 to well over 3000 sq. f t.

What type of floor plan appeals to you?
Do you prefer an open plan? How about segregation of bedrooms where the master bedroom is at a different end of the home than the other bedrooms?

What features do you want or desire?
Low maintenance siding materials like vinyl are important for some people, but natural materials like cedar are important for others. Other choices include country kitchens, walk in closets, and whirlpool baths.

How much can you afford to spend? 
Generally, a manufactured home will start around around $40,000 in Wisconsin without land.  Large manufactured homes and modular style homes go up in price from there and can exceed $100,000 for the structure alone.  Only buy shopping will you know how much the right home for you will cost.

How will I finance my new home? 
Here you're in luck.   Wisconsin retailers have many financing options ranging from conventional mortgages to federally insured programs.

What else will buying a new home entail?
If you have never owned a home before expect to be paying monthly utility payments, property taxes, insurance, water and sewer costs and routine maintenance costs.
